You may use Snapdocs or another database to find your signing agents, however I would like to tell you why you should call me directly and make me your preferred signing agent when you have a signing in the greater Knoxville, Tennessee region. It may be one more step for you, yet we both know a terrible signing agent makes you look bad. I understand that an incomplete signing or a signing full of errors can cost a mortgage officer a rate lock, a buyer to miss a close of escrow, or more specifically, makes you look bad to your client. Secondly, I never miss a FedEx drops! I specifically know that escrow wants docs back ASAP. I know all the latest FedEx drop-offs near me. I do not choose to do another appointment over making FedEx! I am never late to appointments. I never stack appointments too close together. If I take a signing from you, I will make it on time. No excuses and I always factor in traffic times. And I never miss any dates, initials or signatures. I always make sure that the borrower initials any corrections to the notice of right to cancel. Or if the NRTC lines are blank, I will have the borrower fill in the dates themselves. All of the form will come back completely filled out, whether that be the PCOR, statement of information, trust certificate or disbursements of proceeds. More importantly I know how they are to be filled out. Most signing agents do not know how to fill out most forms. I know some signing agents miss the top signature line on the front page of the 1003. I do not. And I never miss the signature on top of the 2nd page of the FHA or VA loan application. Also I never miss the notary sections, there is nothing worse than signing agents who forget to stamp their acknowledgements or jurats. I have a dual-tray printer and a seperate high speed scanner. I always print docs in legal and letter sized paper. I am not picky about appointment times. 7 AM or 9 PM or even on weekends. I am always available. I will even take last minute appointments/
I know who to call if there is a typo on the loan docs. I just do not cross out and initial without permission. I have a flat fee structure and I will never charge extra for signings on the last day of the month, or how many documents I have to print out. What is that flat fee? What you offer your signing agents! I usually ask for $90-$125 yet I am willing to show you how awesome I am. I am excited to work with you.
